Waterline Condo - Words from the real estate specialist

Interview with renown real estate guru - James Tan on 06-05-2010

What do you think of the new launch of Waterline Condo?
It is a very exciting project is the increasingly popular district.
The developer, Guocoland Ltd, is a distinguished player in the market, having recently won Singapore's highest accolade for green buildings.

Why do you think the district is increasingly popular?
There are numerous government efforts in this district and all this significantly increase the value of assets in the area. The most direct impact will be the accessibility to the district brought by the introduction of Serangoon (future Circle Line) and Kovan MRT stations. The up-coming super mall Nex - equivalent to size of Parkway Parade & IMM, will definitely boost the popularity as well. The specific plot is located in an area of mostly landed properties and is near the Central and Seletar
expressways.

What is your personal view on Waterline Condo?
Looking at the site plan, the first plus point one can identify is the clever use of nature that surrounds the plot. The core of the site is a large water feature that is both aesthetically nice and serve as a functional pool at the same time. The experienced developer does not put land to waste by having each block developed into standard bed-room units ie. Blk 11 is made up of all 4 bedrooms while Blk 1 is entirely developed for 3 bedrooms. In such cases, land is effectively used. Each block is 5 storey high and there is only a total of 100units. This makes the project unique and more appealing to most people as opposed to a multi-storey mega-condo.
